If you are planning on buying land in the Santa Cruz Mountains and building on it, then Annette’s services are invaluable. Even, if you are buying a property with a house already on it, Annette can save you a lot of time and money, and she may save you from making some very costly mistakes as well. Buying in the mountains is a very different ballgame than buying in the city. Annette knows the ins and outs of the the County Offices, she knows where problem areas may lie on your prospective property and she knows how you can determine the extent of the problems. All the people she recommended to us turned out to be consummate professionals. One example I can relay is that she recommended we take out a large Douglas Fir on a hillside over the house. I followed her advice. The logger said the tree was rotten inside, and he had to top it out before he could fell it because it was leaning in the direction of the house. That was a big tree, and it would have flattened the house if it fell on it. But the tree was just one of several issues Annette helped us resolve. I feel very strongly that the money spent for Annette’s services was money well spent, and I would recommend her without reservation.

The benefits of her approach, experience and relationships with both permitting officials and local professionals far exceeds the cost of her services. In Santa Cruz County, approaching a permitted project in the wrong way or in the wrong sequence can easily be a project killer. I don’t recommend anyone try to figure out the process on their own. Hiring Annette is good insurance. With her on your team, your project will go so much more smoothly and it will get DONE.

    As I approached retirement, I thought of all the house projects that had been put on hold until there would be time to deal with them. The task seemed overwhelming. As I discussed my ideas with Annette, she assured me that they could be done. We came up with an estimate of what it would cost and I secured a loan. Her first suggestion was to get a land survey of my property in the City of Santa Cruz. The house is over 100 years old and land use requirements have changed over the years. I didn’t want to pay for the survey—it would be expensive—but am I ever glad that I did! The survey revealed that my property line actually extended five feet into the yard of my neighbor who I had known for many years. After he got his own survey done, he asked to buy that land from me. I agreed and found financing that I hadn’t anticipated.

    The remodel was completed in 2007 and the new rooms are more spacious, warmer, and attractive. Thank you Annette for giving me the courage to move ahead.

    “As an experienced contractor I didn’t think I would have any trouble getting a simple over the counter permit from the county.  
    I couldn’t believe what the Planning Department told me or the contradictory information I received.
    I called Annette to discuss my situation.  She listened patiently and then told me the exact words to use and how to proceed.  Following her advise, I went down the next day an got the permit.

    If you’re wondering “what if” about your property, Annette is the person to call first. For example, can I build an addition? Can I put in a vineyard? Can I board horses? Before spending money to get into the details, talk to Annette and find out what the process will be to make your “what if” become real. And, if you decide to go forward on your project, Annette will be your champion to make it happen, The next time I have a “what if” question regarding my property, Annette will be the first person I call!
