If you are planning on buying land in the Santa Cruz Mountains and building on it, then Annette’s services are invaluable. Even, if you are buying a property with a house already on it, Annette can save you a lot of time and money, and she may save you from making some very costly mistakes as well. Buying in the mountains is a very different ballgame than buying in the city. Annette knows the ins and outs of the the County Offices, she knows where problem areas may lie on your prospective property and she knows how you can determine the extent of the problems. All the people she recommended to us turned out to be consummate professionals. One example I can relay is that she recommended we take out a large Douglas Fir on a hillside over the house. I followed her advice. The logger said the tree was rotten inside, and he had to top it out before he could fell it because it was leaning in the direction of the house. That was a big tree, and it would have flattened the house if it fell on it. But the tree was just one of several issues Annette helped us resolve. I feel very strongly that the money spent for Annette’s services was money well spent, and I would recommend her without reservation.
Over and over I have witnessed Annette’s services result in significant savings for home owners. Having Annette on your project can prevent really awful (often expensive) mis-steps in the the planning, permitting, design process. The benefits of her approach, experience and relationships with both permitting officials and local professionals far exceeds the cost of her services. In Santa Cruz County, approaching a permitted project in the wrong way or in the wrong sequence can easily be a project killer. I don’t recommend anyone try to figure out the process on their own. Hiring Annette is good insurance. With her on your team, your project will go so much more smoothly and it will get DONE.
