The America Institute of Building Design (AIBD) named John and Zachary Craycroft of Craycroft Design in Santa Cruz, California as one of its top designers in the fifth annual American Residential Design Awards (ARDA) in Pasadena, California. Typical Design Services
Initial free design consultation meeting at the home or property of the clients to discuss scope of project, the client’s ideas and the various requirements. Following the meeting we will prepare a proposal outlining the scope, and the estimated costs for the design work for the project.
Phase 1: Preliminary Design
The initial concepts are explored, with sketches and drawings to illustrate the basic elements of the design. Includes site visits to determine measurements, research of local planning requirements for zoning, setbacks, heights, etc.
Phase 2: Design Development
The preliminary drawings are refined, and expanded, specifying materials, finishes, and fixtures. The design team will be brought together, which include a surveyor, geo-technical engineer, civil engineer, energy consultants, structural engineers and contractors for initial feedback on the design.
Phase 3: Final Construction Drawings
The final phase includes preparing all documents and details required for permits and construction including: site plan, floor plans, electrical plans, elevations, structural plans, and specifications.
Note: The construction documents are prepared in conjunction with Geo-technical, Civil and Structural Engineers.

Phase 4: Pre-Construction
While the plans are being reviewed for approval of permits by the county or city building department we prepare the bid sets for contractors, consult on construction bidding and work with the contractors and client to make any refinements to the plans and specifications for clarity or cost savings. We follow the plans with the plan checkers and respond to any questions, comments or clarifications they request.
Phase 5: Construction Administration
During construction we offer a variety of services that that can include regular site visits, on-going design detailing, fixture and interior finish choices and specifications. We also can provide overall construction management, and cost tracking.
